During the summer of 2006, The Tejido Group worked on a project that will hopefully become a model for smart future development on converted ranchlands. This opportunity was afforded by John Riggs, AIA, who grew up on Red Wing Ranch near Willcox, Arizona. The ranch is suffering from a prolonged drought and from general downward economic trends in ranching. His ranch will likely be divided and sold in 40 acre ranchettes within the next generation if alternative land uses are not explored and developed.

Wishing to prevent homogenous housing sprawl, Mr. Riggs approached the Urban Land Institute with a plan to place a sustainable housing community on the land, which would be called Brannick in memory of his grandfather. The charge of researching this possibility and suggesting other feasible, sustainable, and profitable options was given to Tejido. This document explores the results of that research, presenting findings and alternatives for future growth at Red Wing Ranch.
